As temperatures drop and the first snowflakes fall, you may be wondering how winter conditions affect your asphalt parking lot. Winter weather can treat asphalt pavement harshly, but most damages attributed to winter are actually the result of actions taken during winter — or not taken prior to the onset of cold weather.
Winter Conditions on Your Driveway Pavement – Not Repairing Cracks and Potholes
If you have cracks and potholes before winter arrives, you can expect to have larger cracks and more potholes by the time spring arrives. Breaks in asphalt pavement allow water to infiltrate beneath the pavement and damage the supporting foundation. This is bad enough in warm weather, but in winter, the damages can be even more severe. The trapped water will freeze, and as the ice expands, it will push up on the pavement and down on the foundation. Over the winter months, the ice can melt, refreeze and thaw repeatedly, and with each freeze/thaw cycle, more damage can occur.
Using Deicing Chemicals
Some deicers are better than others for asphalt pavement. Certain deicing agents are not effective when the temperature drops below 10 degrees Fahrenheit, allowing water from the ice that was melted to become trapped between walls of remaining ice. If there are any breaks in the pavement, the standing water will be more likely to penetrate to the foundation than if it had been able to drain away freely. Consult your asphalt professional to determine the best deicer for your particular parking lot.
Hiring Inexperienced Snowplow Operators
Snowplows with the blades set too low can tear chunks out of your pavement or scrape away your sealcoating. The chances of snowplow damage increase if your pavement has open cracks on which the blade could catch. If you choose to have snow removed, look for an experienced professional.
