Water that penetrates the surface of the pavement destabilizes the foundation, making it incapable of supporting the weight of the pavement and the traffic that uses the pavement. The pavement may develop low spots or pot holes, but it may also develop a serious pattern of cracks known as alligator cracking. If the pavement subsides or alligator cracking occurs, the only remedy that can typically be applied is to remove the affected pavement, reconstruct the foundation and install new pavement.
Water can damage the foundation during any season, but freezing temperatures make the damage worse. As you probably know, when water freezes, it expands, and when it expands beneath your pavement, it pushes up on it. The pressure on the underside of your pavement will cause any existing cracks to widen and lengthen, but it can also cause new cracks to develop.
Cracks can allow your pavement’s second-worst enemy opportunities to cause damage as well. Gasoline, oil, brake fluid and similar petroleum-based products break down asphalt pavement and soften it, which means that even normal traffic can dislodge chunks of your pavement. Cracks give these fluids an easy path to multiple layers of the asphalt, so they can destroy the lower layers in secret.
