Driveway Sealing Wear & Tear – Repair Cracks Promptly
Many people do not realize that all paving materials will crack due to ground heave, excessive weight or simply time. Asphalt pavement is no exception. If cracks go without repair, water can drain beneath the pavement and damage the supporting foundation, allowing the pavement to move, crack or sink. When the trapped water freezes, the damage becomes even more extensive. Have cracks repaired promptly; at the very least, have them filled before the onset of cold weather.
Apply Sealcoating Regularly
Asphalt sealcoating helps protect asphalt pavement from various types of environmental damage. It blocks the UV rays that make the pavement dry and brittle; these rays also turn the pavement from black to gray. Sealcoating shields the pavement from chemicals, such as deicers and automotive fluids, that can cause premature deterioration. In addition, sealcoating can help protect against tire damage and enhances the pavement’s waterproofing.
Enforce Weight Limits
When your asphalt pavement was built, it was designed for vehicles within a specific range of weights. If your pavement is the driveway of your home or the parking lot of a shopping center, it probably was not engineered to bear the weight of a fully loaded tractor-trailer, for example.
Avoid Leaving Stationary Objects on the Pavement
Heavy equipment and trucks should not be allowed to remain parked on your asphalt pavement for extended periods. Even objects such as boats on trailers, pallets of merchandise and recreational vehicles need to be moved to a new location occasionally. Stationary objects can leave unattractive marks on the pavement, especially during the summer, but they can also damage it.
Never Let Inexperienced Drivers Operate a Snowplow
Snow removal is not a job for amateurs. If the blade is not set correctly, it can strip your sealcoating, gouge your pavement or catch on damaged areas and remove chunks of your pavement.
Beware of Invasive Vegetation
Many trees put out lateral roots that extend far beyond the trunk. Tree roots can exert a surprising amount of pressure on your asphalt pavement, often forcing it upward and cracking it. Creeping vines and many grass species have suckers that can enlarge the pavement’s pores and cause damage.
Have a Reputable Contractor Perform Your Asphalt Work
From the initial installation to periodic sealcoating, it is important to hire a reputable asphalt professional. Installation mistakes such as improper compaction of the foundation or an improper depth of asphalt can lead to premature pavement failure. Cracks need to be properly prepared before filling, and the type of filler used can be extremely important. Regardless of the type of work you are having performed, take the time to ensure that you hire an experienced, reliable professional.
