The life expectancy of asphalt pavement depends on the volume of traffic it receives, the weight of the vehicles, the quality of the installation and the maintenance it receives. Therefore, the life expectancy of a parking lot may be radically different from the life expectancy of a busy boulevard in a major city. On average, a parking lot should last between 15 and 20 years with the proper care, but the areas that receive the heaviest traffic may need a major renovation every 10 or 12 years.
Asphalt professionals agree that the two most essential parts of an effective maintenance program are crack filling and sealcoating. Cracks need to be repaired as soon as they appear to prevent water from reaching the pavement’s foundation. Water infiltration is the leading cause of a weakened foundation that can no longer support the pavement. Without the support it needs, the pavement begins to sag, resulting in damages such as alligator cracking, extremely wide cracks and large potholes. Sealcoating offers limited protection against water infiltration, but it does expedite runoff. Furthermore, sealcoating screens out harmful UV rays that fade asphalt pavement, robbing its moisture and making it dry and brittle. Sealcoating also slows the rate at which automotive fluids will reach the asphalt and soften it.
Maintenance and repairs can disrupt traffic or inconvenience tenants and customers. Asphalt contractors are acutely aware of the need to minimize disruptions, so virtually all of them will go to great lengths to work with your schedule. You might need to have the work done at night or on weekends, for example. If the work is extensive or the area is quite large, it might be possible for the contractor to complete work on one section at a time.
